Mould Inspection NewQuay

Observe · Measure · Discuss
A bathroom concern deserves more detail than “the shower is mouldy”. At a NewQuay address, identify whether marks affect grout, surrounding walls, the window or ceiling, and whether damp extends outside the room. The inspection considers visible accessible conditions and humidity observations. Knowing which surfaces are involved helps distinguish the assessment from later cleaning or repair decisions.
Affected surfaces distinguished
Humidity assessed with room use
Inspection and treatment kept separate
WHAT YOU NOTICE
Look beyond the shower line
Describe the distribution of the marks and the timing of moisture without taking apart fittings or disturbing fragile finishes.
Growth around finishes
Point out separate patches on grout, painted surfaces or ceiling edges. Their positions help describe the concern without identifying a mould species.
Mustiness outside the bathroom
Mention whether an odour extends into a hallway or cupboard. Its location is useful, but smell cannot establish the extent of concealed growth.
Condensation after use
Tell us how long droplets remain on glass or nearby finishes. A recently used shower can affect observations made during the visit.
Staining below a fitting
Identify the stain and any known repair. Do not assume the mark proves a current plumbing leak or confirms a past one was resolved.
A damp adjoining wall
Show the accessible surface and describe when it changes. A bathroom nearby does not automatically establish where the moisture originated.
Repeated shower cleaning
Explain where marks return and how quickly. Cleaning history supports the discussion but is not a test of concealed materials.
VISIBLE · ACCESSIBLE · DISCUSSED
The visible room and its accessible surroundings
Read the assessment scope when deciding which rooms to discuss at booking.
Surface condition
Describe the material and whether it has peeled, softened or changed, without removing it to demonstrate the problem.
Humidity observations
Professional hygrometer observations support this assessment. Recent showering, open windows and room use provide context; the reading cannot prove the condition behind waterproofing, tiles or fixed fittings.
Questions requiring more work
An inaccessible wall face or suspected plumbing issue may need a different assessment. The visit does not include dismantling the bathroom, air sampling or laboratory identification.

READINGS IN CONTEXT
Measurements do not test waterproofing
Humidity information can help explain the room’s present conditions, but it cannot certify a shower membrane or rule out concealed water entry. If you know of a plumbing or waterproofing repair, provide the date and the work described rather than calling the entire bathroom repaired.
Where damp is noticed beyond the bathroom, explain which side of the wall is accessible and whether the adjacent room also shows marks. Assessing that visible surface may inform the next question; it does not establish what lies inside the wall or replace an appropriate repair investigation.
ROOMS & SURFACES
Include surrounding surfaces in the enquiry

Bathroom
Distinguish shower grout from painted walls, window reveals and affected ceiling edges.

Kitchen
Mention any separate water marks rather than merging unrelated wet-room concerns together.
Bedroom
Identify an adjoining visible wall if it shows damp near the bathroom.

Ceiling
Point out staining near the exhaust area and the room’s recent use.
Wall
Describe accessible finishes on both sides only where you have authorised access.
Leak-affected surface
Explain known repair history and whether the current mark has changed afterwards.
THE NEXT DECISION
Choose the next step from the observations
Bathroom repairs and treatment answer different questions. If documentation matters to an owner or manager, ask what information will be supplied before booking rather than expecting a written laboratory report.
An agreed removal service may address suitable affected surfaces. A wider remediation enquiry can discuss more involved conditions. Inspection does not include waterproofing, plumbing repairs or a promise that marks will never return.
PRICES & APPLICABILITY
Price the assessment before treatment
Paid Inspection
AUD $100
Approximately 30 minutes · non-member reference price
Paid Inspection is AUD $100 and approximately 30 minutes. Explain whether the bathroom concern extends into adjacent rooms when booking, so the agreed visit is not mistaken for a complete bathroom defect investigation or an included cleaning appointment.
Free survey / Corporate
AUD $0
Approximately 30 minutes · applicable cases only
Free Survey / Corporate is AUD $0 only in applicable cases. Confirm eligibility for your particular enquiry. The prices information distinguishes appointment categories; treatment, repairs and any additional investigation require their own discussion.

BEFORE YOU BOOK
Questions about your inspection
Can the visit test my shower waterproofing?
Testing or opening waterproofing is not a confirmed part of this inspection. We consider agreed visible, accessible conditions and humidity information. If the concern involves a membrane or concealed water path, a separate appropriate assessment may be needed.
Should I describe mould on grout and paint separately?
Yes. Identifying the surfaces helps explain the visible condition and extent. Marks on different materials should not be treated as identical simply because they are in the bathroom.
What if a bedroom shares the bathroom wall?
Mention visible damp or growth on the accessible bedroom side when enquiring. The assessment can discuss agreed surfaces, but it does not prove what lies between them.
Does the fee include scrubbing the shower?
No cleaning inclusion is confirmed for the Paid Inspection. Its purpose is assessment. If treatment is appropriate, discuss the separate work and surface limitations afterwards rather than assuming the AUD $100 appointment includes grout cleaning, repainting or repairs.
Can an old plumbing invoice help?
It can clarify the date and described repair when you explain the history. It does not by itself establish the current condition of every nearby surface.
Is the AUD $0 survey available to every NewQuay apartment?
No. Free Survey / Corporate eligibility must be confirmed for the particular case. The normal Paid Inspection reference is AUD $100 for approximately 30 minutes. An apartment address, owner or building manager does not automatically qualify the enquiry.
