VISIBLE & ACCESSIBLE ASSESSMENT
Mould Inspection The Patch
An old room photograph may show part of a ceiling before the current marks were noticed, but it may not show the same angle or lighting. Explain its date and limits. A useful comparison keeps earlier visible evidence separate from what can be observed during the appointment.
Accessible growth and extent considered
Air-humidity information explained
Limits and next decisions made clear

VISIBLE CONDITIONS · PROFESSIONAL HYGROMETER

WHEN CONDITIONS CHANGE
What to include in the initial enquiry
For an address in The Patch, describe each visible change and any access restriction.
Marked boundaries
Locate separate patches and show their edges rather than treating the whole room as one affected surface.
Smell and location
Say where an odour occurs and when it is noticed; smell alone does not identify a species.
Visible droplets
Explain the finish carrying droplets and the timing, keeping that observation separate from an old stain.
Water-event history
Describe known drips, spills or repair dates honestly, leaving uncertain causes and dates unconfirmed.
Repeated wetness
Record what visibly changes between wet and dry periods, without inventing a material-moisture percentage.
Previous surface work
Mention cleaning, covering removal or repainting that changed the area available for viewing.
A READING NEEDS CONTEXT
Separate the observations before choosing a cause
For comparing an older photograph with present marks, identify the ceiling shown in an earlier room photograph and the known sequence of changes. Air relative humidity is different from moisture inside a building material. A room reading cannot be converted into a wall or ceiling moisture percentage.
The current accessible finish may have been repaired or repainted between images. Mention those alterations and ask what checks suit its present condition.

OBSERVE · MEASURE · DISCUSS
From a defined room to a practical decision
01
Describe the available evidence
Give the room, patch location and observation dates. Keep reported history separate from what you actually saw.
02
Agree entry and preparation
Confirm entry permission and safe preparation. Fixed obstructions or inaccessible sections remain acknowledged limits.

03
Discuss what the visit shows
Discuss visible extent and air information together; ask which uncertainty the accessible observations leave.
04
Separate later work
Agree any later treatment or repair separately and confirm what information will be supplied afterwards.

Identify the room and the particular finish

Bathroom
Distinguish shower use, joint wetness, painted surfaces and any fixed screen obstructing the view.

Kitchen
Explain visible pipe-side changes and appliance obstructions without assuming a plumbing diagnosis.

Bedroom
Mention furniture, curtains and any known changes during periods without regular use.

Ceiling
Show stains and accessible junctions, acknowledging height limits without disturbing fittings.

Wall
Identify the coating and visible patch boundary; fixed coverings can conceal further material.
KNOW WHAT WAS OBSERVED
Choose further work within its own scope
Use the comparison to discuss uncertainties and further work. It does not establish a precise growth age, confirm a concealed source or guarantee a particular treatment outcome. Discuss physical removal separately.
Read the remediation guidance when discussing the ceiling shown in an earlier room photograph. Agree material limits and preparation. Further investigation or repairs are separate; no inspection guarantees that growth cannot return.
An appointment with an agreed boundary
The inspection service helps define a visible enquiry about comparing an older photograph with present marks.
Growth and surroundings
Identify which ceiling section appears in each image. Avoid treating a cropped or poorly lit earlier view as proof that the entire surface was clear.
Professional hygrometer information
Present room humidity belongs to the visit. It cannot supply the earlier air conditions or quantify moisture in ceiling material when the old photograph was taken.
Further-check questions
Ask what can be checked on the agreed finish; opening fixtures and laboratory analysis are not assumed.
CONFIRM BEFORE BOOKING
Confirm the reference and the actual scope
AUD $100
Paid Inspection · approximately 30 minutes · non-member reference price
The non-member paid reference is AUD $100, approximately 30 minutes. Describe comparing an older photograph with present marks before agreeing scope. Check service pricing; further investigations, repairs and physical removal are not automatically included.
For The Patch, confirm eligibility before assuming the AUD $0 Corporate survey applies. It is not universally free.
THE PATCH · ACTUAL ADDRESS & ACCESS
Confirm the actual interior and entry
Name the room and any change in furniture affecting the ceiling view. Use the areas directory for other location enquiries.

Questions about your inspection
Does an old clear photograph date the ceiling growth?
Not reliably. Explain the image date, lighting and section shown. A partial view cannot establish when an unseen patch developed elsewhere on the ceiling.
Should old and new images use the same angle?
Comparable views can help if safely available. Where angles differ, state that limit rather than presenting the comparison as complete evidence of change.
Can a current reading describe the room when the photo was taken?
No. Present humidity is an air observation for the visit. It cannot reconstruct an earlier date or quantify the ceiling material at that time.
What if the ceiling was repainted between photographs?
Give the approximate coating date and what work was known. Altered appearance should not be read automatically as a new moisture event.
Does a photo provide close access to the ceiling?
No. Describe height and sight lines separately. A useful image still leaves practical limits where the finish cannot be viewed safely.
Will the appointment guarantee how old the growth is?
No precise dating is promised. Use known observations and honest gaps to choose further enquiries without inventing a start date.
