Mould Inspection Yarra’s Edge

Observe · Measure · Discuss
When a window-side mark continues onto the wall, describe both surfaces rather than assuming the frame explains everything. For a Yarra’s Edge inspection, identify the room, visible changes and access arrangements. We consider accessible growth and humidity observations. Curtains, fixed joinery and concealed linings may limit what can be established, which should be discussed before choosing further work.

WHAT YOU NOTICE
Follow the visible pattern
Photos taken before a curtain or blind was moved can help explain the concern without proving its cause.
Growth at the reveal
Identify marks on the painted reveal separately from seals or loose furnishings. Different surfaces can need different assessment and later work.
Smell near a window
Explain the location and whether it changes when the room is opened. An odour does not identify a concealed source.
Water on glass
Note when droplets appear and whether water reaches the sill. The appointment may occur after the visible moisture has dried.
Stained corners
Show discolouration extending beyond the frame and give its history. Position alone cannot distinguish every possible source of water.
A repeatedly damp sill
Describe changes after rain or room use. Keep witnessed water entry separate from a suspected connection to weather.
Returning marks
Mention cleaning dates and where growth appeared again. A cleaned frame does not establish that the wall or hidden lining is unaffected.
VISIBLE · ACCESSIBLE · DISCUSSED
Consider the surface and the surrounding room
The inspection assesses accessible conditions; it is not a window repair appointment.
Visible assessment
Growth and condition on accessible walls, ceilings and window surroundings are considered. Tell us about fragile finishes or fixed blinds that restrict the view rather than removing fittings without an agreed reason.
Humidity assessment
A professional hygrometer supports observations of humidity and moisture. Recent heating, ventilation and room use matter when interpreting the reading. It cannot certify window seals or detect every concealed material condition.
Limits of access
Curtains, joinery and wall linings can hide surfaces. The assessment explains those limits rather than treating an unseen area as clear. Further access or another investigation may be necessary.

READINGS IN CONTEXT
Do not confuse condensation with a complete diagnosis
Explain the sequence: whether the glass was wet first, when the paint changed and whether water entry was actually observed. Those details help avoid assuming every mark has the same explanation.
A reading at the visit provides information about current conditions. It cannot establish the performance of a window assembly during every weather event. There is no opening of fixed linings, thermal imaging or laboratory analysis included in the confirmed service, and a repair investigation remains separate.
ROOMS & SURFACES
Accessible areas to identify

Bathroom
Mention window moisture alongside visible growth on ceiling and painted surfaces.

Kitchen
Show marks around accessible frames and identify any separate plumbing history.
Bedroom
Describe window-side growth and whether curtains or furniture obscure the wall.

Ceiling
Point out stains above the opening and explain changes you have noticed.
Wall
Identify the visible extent beyond the reveal, including affected paint or plaster.
Leak-affected area
Describe witnessed water entry and any window or building repair already undertaken.
THE NEXT DECISION
Match the next step to the concern
Ask which observations relate to the accessible surface and which require more investigation. A suspected window or building defect may need the appropriate trade. The inspection should not be passed on as certification of the window or clearance of a concealed wall cavity.
If growth requires treatment, discuss the separate removal scope. A wider remediation enquiry may be appropriate for more complex conditions. Replacing seals, repairing water entry and treating curtains are not confirmed inspection inclusions.
PRICES & APPLICABILITY
Appointment price and eligible surveys
Paid Inspection
AUD $100
Approximately 30 minutes · non-member reference price
Paid Inspection is AUD $100 for approximately 30 minutes. Describe the rooms and window access before booking. The approximate time does not mean every frame or concealed assembly in the building will be assessed during the appointment.
Free survey / Corporate
AUD $0
Approximately 30 minutes · applicable cases only
Free Survey / Corporate is AUD $0 for applicable cases only. Confirm eligibility rather than assuming it follows from the address or a manager’s involvement. Read service prices and ask what findings information will be supplied.

BEFORE YOU BOOK
Questions about your inspection
Do curtains count as an inspected surface?
The confirmed inspection concerns visible, accessible areas and their condition. Explain if curtains obstruct the wall, but do not assume textile assessment or treatment is included.
Can the visit establish whether a window seal leaks?
It can consider accessible signs and the history you describe, but complete window performance testing is not confirmed. Witnessed water entry and repair details are useful.
Should I remove fixed blinds for access?
Tell us what obstructs the view before booking. Dismantling fittings is not a confirmed part of this appointment, and you should not assume it is required.
What if condensation and rain occur together?
Explain both events without deciding in advance which caused the mark. A dated sequence of glass moisture, visible water entry and surface changes can help frame the discussion.
Will the fee include resealing the window?
No window repair inclusion is confirmed. Paid Inspection is an assessment category, while treatment and repairs are separate decisions. Ask what work is proposed and which concern it addresses before assuming the AUD $100 appointment includes restoring the frame or finish.
Can the findings prove there is no hidden growth?
No. A visible, accessible assessment cannot establish the condition of every concealed lining or cavity. Humidity observations are interpreted with the room history, not used as hidden clearance.
